A: Currently (March 2024), the cost could be between $400,000 to $600,000 for construction plus management fee. The amount will be contingent on total square footage (500 to 1500 sqft) and access to heavy machinery, as well as the cost of mechanical connections and the finishes for the interior and exterior.

A: The best comparison would be a new condo/apartment, currently (March 2024) a 500 sqft 1 bedroom and 1 bathroom unit is going for about $1000 + / per sqft. If you were to invest and build a 1000 sqft laneway house today for $450,000, this is less than half the cost and your family member could be closer to home if they choose to rent it.

Can a laneway house be sold separately from the property's main residence?
A: That depends on the jurisdiction and zoning of your lot. Currently, you must be zoned for strata or duplex for you to be able to sell one home separately from another.

A: Currently (March 2024), in some jurisdictions, the max size allowable could be up to 1000 sqft and 1500 sqft. We could definitely set up a meeting to go over details in person.

A: This really depends on the size, complexity of design and perfect weather. However, for a standard design and standard lot of 33x122, it could take between 12 to 18 months.

A: Currently (March 2024), to construct a standard duplex starts at $300 per sf plus management fee and can go as high as the consumer desires.

Does the duplex have to be evenly split 50/50?
A: This depends, if it is a side by side duplex then it is recommended to split 50/50. But if it is a front and back or top and bottom duplex then the split would be different. Working with a qualified Architect/Designer would give more information regarding regulations and restrictions.
